It changes where the system starts. A lane is public, so the back of your lot gets foot traffic that never passes a street-facing window. We treat the rear gate, the garage door and the back entry as your primary perimeter and work forward from there. In practice that usually means contacts on the garage and rear doors, a camera on the garage looking at the gate, and a light that fires on motion over the pad. The same house on a street with no lane gets a completely different sensor layout.

Almost always, yes. The rules that trip people up are about common elements. Nothing drilled into corridor walls, nothing mounted outside your door, no camera pointed into shared space. A wireless system lives entirely inside your unit, so none of that comes into it. We've worked with enough boards and property managers to know what they'll want to see, and if yours asks for the spec in writing before they approve it, we'll put it in writing. Condo and apartment security is a big part of what we do downtown.

When there's nowhere to tuck a box, the answer isn't a better hiding spot. It's a shorter window. A video doorbell tells you the second a delivery lands so you can get it in or ask a neighbour to grab it. A camera covering the walk gets the face of anyone who comes back for it later. And a smart lock lets you give a driver or a neighbour one-time entry to the vestibule instead of leaving the box out on the steps. Porch pirates move fast and they skip the doors that are obviously watched.

The signal leaves your panel over cellular, so it doesn't matter if your internet is down or a line outside got cut. It lands at our ULC-certified monitoring centre and an operator picks it up straight away. They can see which zone tripped, they call your first number, and they ask for your password. Give it and everything stops there. Wrong password, no answer, or you tell them it's real, and they dispatch Toronto Police, Fire or EMS to match the alarm type.

Either works, and it comes down to who's living in it. If it's family or your office, we usually run the suite as its own partition on the main panel. Same account, same app, separate arming, so the suite can be armed while the house is full of people. If you're renting it out, a separate system is cleaner. Your tenant gets their own codes and their own alerts, and nobody is arming or disarming anything that belongs to the other household. Either way the suite has its own door straight off the lane, and that door needs covering.

Two, mostly. Wireless door contacts and a motion sensor that run on battery and report back to the panel in the house, which covers the alarm side fine. Or a camera on the garage fed from the house, which means a cable run but gives you eyes on the lane. Which one is realistic depends on the distance, what's sitting between the two buildings, and whether there's a clean path along the fence. That's a walk-the-lot question, not a phone question. We'll come and look before we tell you what's possible.

Often, yes. If there's a DSC or Honeywell panel on your wall there's a good chance we can take it over and leave your sensors and wiring exactly where they are. Some equipment is locked to the company that installed it, and a few systems are old enough that hanging onto them isn't doing you any favours. We check in person first and tell you which situation you're in before you commit to anything.

Yes, and that's exactly what wireless is good for. Sensors go up with adhesive or a couple of small screws, the panel sits on a shelf or a bracket, and the whole lot comes down without leaving a mess behind you. When you move, we reprogram it at the new address. Worth telling your landlord what you're putting up as a courtesy, but you aren't altering the unit in any meaningful way.

You can cover your own property, and a shared drive is genuinely half yours. The practical approach is framing it so your side of the drive and your own entry fill the shot, with the neighbour's windows and door out of frame or masked out. Most current cameras let you black out a zone permanently so it never records. Talk to the neighbour before you mount anything. It goes better, and half the time they end up wanting one pointed the other way.

Usually. Most Canadian insurers offer a discount for professionally monitored systems, commonly somewhere in the 5-20% range depending on the company and what you have installed. ULC-certified monitoring is the version they recognise, because it meets a national standard. Self-monitoring off your own phone generally doesn't qualify. We hand you the monitoring certificate your insurer will ask for. Take it to your broker and ask what they'll do with it.

They're the biggest name in the country now that ADT Canada and Vivint Canada both sit under them, and the product itself is decent enough. The complaints we hear are about everything around the product. Long terms. Equipment locked to them, so leaving means replacing. Service calls booked well out. A national call centre instead of somebody who knows your address. If that's where you are and you've had enough, we can usually take the system over or move you across without replacing everything you already own.

The same way anyone who works downtown handles it. We book the service elevator through your property manager, send the certificate of insurance ahead of time, and load in during whatever window we're given. Our technicians are downtown constantly, so a dock with a timer on it and a street with nowhere to stop is a normal Tuesday rather than a problem. Tell us the building's rules when you book and we'll plan the install around them instead of turning up and improvising.

Three things. Placement, because we've seen where people actually get in and we put sensors there rather than where the instructions suggest. Communication, because our systems report over cellular with battery backup, so a dead router or a storm outage doesn't take your alarm down with it. And monitoring, because a phone notification only helps if you're awake, holding the phone, and in a position to do something. ULC-certified monitoring is also the piece insurers recognise for a discount. Self-monitoring generally isn't.
