Building Automation Systems for Commercial Properties in Niagara Falls, Hamilton & Toronto
Your building runs on a bunch of different systems. HVAC. Lighting. Access control. Security alarms. The problem? They don't talk to each other. You're heating empty rooms. Lighting hallways nobody's in. Paying utility bills that are way higher than they need to be.
A building automation system (BAS) connects all of it. Your HVAC, your lights, your access control, your security. Everything works together. When the last person leaves and arms the alarm, the building drops to setback mode automatically. Lights off. HVAC dialled back. Doors locked. When someone badges in the next morning, the building wakes up on its own.
Force Security installs building automation and building management systems for commercial properties across Niagara Falls, Hamilton, and the GTA. We've been doing commercial security since 1988. Building controls are a natural extension of what we already do. Your security system becomes the brain of your entire building.
The result? Lower energy bills. Better comfort. Tighter security. And one dashboard to manage it all. That's what smart building technology actually looks like.

Systems Your BAS Controls
A building management system brings together every major system in your building. Instead of managing them separately, everything responds to real conditions automatically.
Commercial HVAC Control
Heating, cooling, and ventilation all managed by your BAS. DDC (direct digital controls) adjust temperatures based on occupancy, time of day, and outside weather. Stop paying to heat or cool empty spaces.
Automated Lighting
Occupancy sensors and scheduling handle it. Lights on when people are there. Off when they're not. Daylight harvesting dims fixtures when natural light is enough. Parking lot lights follow sunset schedules automatically.
Access Control Integration
Your access control system feeds data to the BAS. Badge-in triggers HVAC and lighting for that zone. Badge-out starts the cooldown. The building knows who's where and adjusts accordingly.
Security System Tie-In
Your intrusion detection talks to the building automation. System armed means unoccupied. Building goes into energy-saving mode. System disarmed means someone's here. Building wakes up.
Energy Management System
Track energy usage in real time. Your energy management system identifies waste, monitors trends, and gives you hard data on where your money's going. No more guessing why the hydro bill spiked.
Fire & Life Safety
Fire protection integrates with the BAS. Smoke detected? HVAC shuts down to stop smoke spread. Stairwell lights go full brightness. Doors unlock for evacuation. Elevators return to ground floor.
Building Automation Pays for Itself
A commercial energy management strategy starts with knowing where your money goes. Building automation gives you that visibility and then actually does something about it.
⚡ 25% Average Energy Reduction
Commercial buildings with a properly configured BAS typically cut energy costs by 20-30%. The bigger and more complex your building, the more waste automation eliminates.
🌡️ 30% HVAC Savings
HVAC is the biggest energy hog in most buildings. Occupancy-based commercial HVAC control stops heating and cooling empty zones. That alone makes a huge difference on your bills.
💡 40% Lighting Reduction
Automated lighting with occupancy sensors and daylight harvesting cuts lighting costs dramatically. No more lights burning in empty offices, hallways, and washrooms all night.
📊 Real-Time Reporting
Your building management system shows you exactly where energy is being used. Spot anomalies fast. If the HVAC runs full blast on a holiday, you'll know within minutes instead of waiting for the bill.
Your Security System Runs the Building
Here's what makes Force Security different from a generic building automation company. We don't just install thermostats and light switches. We start with security and build the automation around it.
Your alarm system already knows when your building is occupied or empty. Your access control already knows who's in the building and where. Your security cameras already watch every zone. That data drives everything else.
- Alarm armed: BAS switches the whole building to unoccupied mode. HVAC setback. Lights off. Doors verified locked.
- Badge-in detected: BAS activates that zone's HVAC and lighting. Rest of the building stays in saving mode.
- After-hours entry: Only the relevant zone wakes up. Full building stays efficient.
- Fire alarm triggered: HVAC shuts down. Emergency lighting activates. Doors unlock for evacuation.
- Camera + motion: Unexpected motion after hours triggers recording and alerts through one unified system.
One app. One dashboard. Your building controls, security, cameras, and access control all managed from the same interface. No juggling multiple platforms.
Smart Building Technology for Every Property Type
A 10-person office doesn't need the same building automation system as a 200,000 sq ft warehouse. We design around how your building actually operates.
Office Buildings
Zone-based HVAC and lighting that follows occupancy patterns. Conference rooms that activate when booked. After-hours setback tied to your alarm schedule. Tenant-specific controls for multi-tenant buildings.
Retail Spaces
Storefront lighting on open/close schedules. HVAC that adjusts to foot traffic levels. Back-of-house and stockroom controls separate from the sales floor. Energy reporting by zone.
Industrial & Warehouses
Loading dock doors that trigger zone heating when opened. Warehouse lighting tied to shift schedules. DDC controls for precise temperature requirements in storage areas. Massive energy savings at scale.
Healthcare Facilities
Strict temperature and air quality requirements handled automatically. Clean room pressure monitoring. After-hours wing shutdowns. Emergency power integration. Ties into your fire monitoring and life safety systems.
Schools & Universities
Classroom HVAC that follows class schedules. Gymnasium and auditorium controls triggered by events. Summer setback modes. Occupancy sensors in every room so empty classrooms don't waste energy.
Multi-Tenant Properties
Individual tenant climate control with shared building systems. Common area automation on schedules. Parking garage lighting and ventilation. Lobby and corridor controls tied to building hours. Pairs well with intercom systems for entry management.
How We Set Up Your Building Automation System
We don't drop off a box of sensors and wish you luck. Here's what actually happens from first call to a fully automated building.
1. Building Assessment
We walk your entire property. Every HVAC unit, every lighting zone, every entry point. We look at your current systems, your energy bills, and your pain points. Some buildings need full automation. Some just need a few smart integrations.
2. System Design
We spec out the building controls, sensors, and DDC controllers your building needs. Zone mapping. Integration points. Schedules. Everything's documented before we touch a single wire.
3. Installation
Our technicians install controllers, occupancy sensors, thermostats, and all the wiring. We work around your building's hours so operations aren't disrupted. Most installs happen in phases so you're never without HVAC or security.
4. Integration & Programming
This is where it all comes together. We connect HVAC, lighting, security, and access control into one unified BAS. Schedules get programmed. Automation rules get configured. Everything's tested as a complete system.
5. Training & Handoff
We show your facilities team how to use the dashboard, adjust schedules, override automation when needed, and pull energy reports. You'll know exactly how to manage your smart building from day one.
6. Ongoing Optimization
Buildings change. Tenants move. Schedules shift. We come back to tune your system, review energy data, and make adjustments. Your BAS gets better over time, not worse. Local technicians in Niagara Falls, Hamilton, and the GTA.
Building Automation FAQs
What's the difference between a BAS and a BMS?
In practice, people use building automation system (BAS) and building management system (BMS) interchangeably. They both refer to the central system that controls and monitors your building's mechanical, electrical, and security systems. Some people use BMS when talking more about monitoring and BAS when talking about automated control. Either way, it's the same concept. One system running your building.
Can you integrate with our existing HVAC equipment?
Usually yes. Most commercial HVAC systems have control boards that can connect to a BAS through DDC controllers. Older equipment might need a few adapters, but it's rare that we can't integrate it. We assess everything during the initial building walkthrough and tell you exactly what's possible with your current setup.
How much can building automation actually save on energy?
Most commercial buildings see 20-30% energy savings after implementing a proper building automation system. The bigger and more complex your building, the more waste there is to eliminate. HVAC is usually the biggest win. Occupancy-based commercial HVAC control alone can save 25-30% on heating and cooling costs.
What if the automation system fails? Does everything stop working?
No. Every individual system has its own failsafes. If the BAS goes offline, your HVAC reverts to its built-in schedule. Your security system keeps running independently. Lights work on their local switches. You lose the smart integration temporarily, but nothing stops functioning. The building just runs a little less efficiently until we fix the issue.
Can I override the automation manually?
Absolutely. The automation handles the routine stuff. But you can override anything from the dashboard, the app, or a local wall control. Too cold in your office? Bump it up. Need the lights on after hours? Turn them on. The system will log the override and revert to the schedule at the next programmed time.
How long does a building automation installation take?
It depends on the size of your building and how many systems you're integrating. A small office might take a few days. A large multi-floor commercial building could take a few weeks. We do the work in phases so your building stays operational throughout. No downtime on your HVAC or security during the install.
Is building automation only for new construction?
Not at all. Most of our building automation projects are retrofits on existing buildings. That's actually where you get the biggest ROI because you're fixing years of inefficiency. Existing HVAC, lighting, and security systems can almost always be connected to a new BAS. We do the assessment and tell you what's feasible.
Do you provide remote monitoring and support?
Yes. Your building management system connects to our monitoring platform. We can see system status, diagnose issues, and make adjustments remotely. If something needs hands-on attention, we've got local technicians across Niagara Falls, Hamilton, and the GTA who know your system.
